Enterprise Wharf is a 120,000-square-foot new development, part of the Innovation Birmingham Campus that comprises 10 floors of 12,000 sq. foot floorplates to provide a state-of-the-art flexible office space designed with digital and tech businesses in mind. Building facilities include a large event space, meeting rooms, a cafe, and onsite parking and cycle storage. Designed by Associated Architects, Enterprise Wharf is one of Birmingham’s only SMART buildings, marking a major milestone for its developer, Bruntwood SciTech, the UK’s leading property provider dedicated to the growth of the science and technology sector.
Enterprise Wharf is the first phase in Bruntwood SciTech’s exciting growth plans for the campus. The new building provides the next stage of growth space for the next-door incubator building by offering flexible floorplates to cater to different business sizes, with the potential to deliver up to four tenants per floor. Entrances to these all have equal prominence, accessed directly from the main lift lobby.
The EPC A-rated building has been developed for innovative tech companies to offer an innately tech-enabled environment to occupiers. The embedded SMART building infrastructure will optimise workers’ experience and wellbeing, reduce emissions and lower operational costs.
Innovative new technologies, such as ‘Internet of Things’ sensors, will be embedded throughout the building, forming a ‘central nervous system’ that will provide insights into its energy usage. Businesses can then harness the data to optimise heating, lighting, and air quality, ultimately creating an enhanced workplace experience for employees.
Businesses taking advantage of Enterprise Wharf’s SMART, Grade-A workspace will also benefit from its position within the existing Innovation Birmingham campus, a vibrant tech ecosystem which provides coworking, office space and business support to digital and tech businesses to form, scale and grow.
The completion opens new opportunities for businesses with the area already home to several start-ups, scale-ups and global corporates operating across tech and digital subsectors.
BusinessWatch installed an Axis IP camera CCTV system and RBH access control system that was integrated into the existing Innovation Campus security systems. The security system device endpoint data has also been integrated into the smart building network.
The integrated security systems are installed to the Bruntwood Brand Standard and remotely monitored by our remote monitoring centre. The systems provide smart data, not limited to usage statistics, status alerts, system fault alerts and door breach video alarms which can be remotely verified by the remote monitoring team and escalated as per the Bruntwood security SLA.
The system design process involved regular meetings since early 2021 with the Bruntwood appointed building contractor, Bruntwood management team, as well as the security and smart building consultants.
The integrations required involved our technical research and development team working with the system vendors’ R&D teams to bench test and provide any relevant API information to meet the smart building specifications. Bringing together the required technical people from the equipment vendors and project consultants to achieve the desired outcome and meet the smart building specifications, was often very challenging, but is something we overcame with a strong team dedicated to achieving a great result. Our Southern Installation Project Manager, our Bruntwood Key Accounts Manager and Bruntwood’s Technical Surveyor all worked hard to pull the project together to create an efficient SMART building.
In line with the provided specification, we used TCP, IP and API network integrations in order for the CCTV, access control and smart building’s internal systems to communicate with each other. With this, we were able to reduce the amount of system hardware and traditional cable infrastructure installed across the building.
Enterprise Wharf’s smart security installation was a huge technical challenge and a great achievement for BusinessWatch, delivering an energy-efficient security system with smart integrations for Bruntwood.
